A boutique collection of ten private residences on the backwaters of Kabini, held between the river and the forest. Each home carries the scale, privacy, and detailing of an independent house, with gardens, courtyards, and the open, shaded volumes of tropical villa design.
Homes come semi-furnished and thoughtfully planned; the common areas are envisioned for seamless living. Ten homes, one river, and a small like-minded community — this is the quiet elegance of slow living, on land that sits directly on the water.
Two bedrooms, planned without excess. The villa is set quietly on its land, built in a tropical language of sloped roofs and open decks, and detailed at a level that rewards a closer look.
The house is planned outward, so the the deck, the garden and the terrace garden carry as much of the day as the rooms do.

Every AYURVA floor plan starts with light and airflow, not square footage. Rooms open into each other rather than closing off from them, so the villa never feels like it's competing with the land around it — it simply steps aside for it.
Kabini is where South India’s wilderness is at its most generous.
Kabini sits between Nagarhole and Bandipur, two of the country’s finest tiger reserves and part of the largest protected forest belt in the region — home to elephants, tigers, leopards, gaur, and some of the best birding in the Western Ghats. Beyond the forest, the landscape itself does the work — still water, low hills, and evening light that turns the whole valley amber.
